STEP THREE: Since we already know the largest percentage of buying prospects start their search online…We enhance your property’s presence on the Internet by creating a single-property website, branded virtual tour, and YouTube video. YouTube has the 2nd highest search traffic of any website, second only to Google. Our highly-optimized sites and video channel, combined with our marketing-savvy property descriptions, will push your listing to the top of these critical search engines.
STEP FOUR: We directly promote your listing to the top-selling agents in our area, specializing in your specific property type and location, via email blasts and broker open house tours. Unlike most agents, we email links to your unbranded single property website and virtual tour to all top agents, so they can easily forward the listing details to their buyer databases without making any changes.
STEP FIVE: One of the most powerful tools we have is our unique buyer database, consisting of over 30,000 buyer prospects and an extensive library of over 8,000 Myrtle Beach area condo owners. What is a QR Code? Your QR Code is a direct link to the Internet that will allow potential buyers to immediately access additional information about your listing. These handy, helpful and even FUN codes can be used in magazines, on signs, business cards, flyers, or just about any object or medium we use to promote your property for sale. STEP SEVEN: Our team activates the latest advances in technology for your property listing. We start by confirming showing instructions with you and/or your property manager and inputting this data into ShowingTime. ShowingTime is an interactive, live service for scheduling property showing appointments. Our team of buyer agents and all other cooperating MLS agents will be able to confirm availability and schedule showings with this live operator-assisted service from 8 am until 11 pm, 7 days a week. These showing agents will be prompted automatically via email to provide feedback after their scheduled appointment time. With a record of showing activity, we have the ability to update all agents who have shown your property in the past when any changes are made, such as a price adjustment or new features and photos that are added to your listing. This has proven to be a powerful tool to generate renewed interest in a property, and in many cases, a contract.
We also launch your personalized marketing and communication plan in our dynamic customer relationship system, so that you will receive a log-in to view activity on your account from the listing to contract period and during the contract to closing process.
